We produce programs and ‘Basis of Design’ documents that set the criteria for designing effective new facilities for corporate and institutional clients. Whether for new construction or renovated ‘backfill’ space, the design team investigates and catalogs the clients’ goals, needs, and priorities. The result of this iterative facilitation process is a set of design criteria, which reveal the amount and type of space required; its utilization; critical adjacencies; and allowances for future growth. A program can be a brief conceptual statement or a detailed, room-by-room, fine-grained specification. In both cases, we include engineering criteria and capture the technical complexity of a project. Depending on the depth of engineering complexity in a program, a ‘Basis of Design’ document may function as a part of Schematic Design.
